We receive regular rental enquiries from prospective tenants and local employers, these are monitored and matched to the properties that our landlords have available to let. We advertise regularly in the local press, use all the major property portals online and list available properties on our own website. We have an excellent tenant vetting process which helps to ensure that it is rare for us to have a dispute with tenants.

Our Property Management Service includes a FREE Rent Guarantee Warranty Service for no additional cost, meaning if on the rare occasion issues arise with non-payment of rent or a breach of tenancy you will have the FULL protection knowing we have a policy* in place that pays the rent in full (for up to 12 months) & covers the legal costs (up to £100,000) if tenant eviction is necessary. *Subject to tenants passing references, credit checks and terms and condition of the policy.

Under the management service we don’t charge extra for tenancy renewals, notices to be served, deposit registration, deposit negotiations, or have any other ‘hidden extras’ that many other agents do, especially since the tenant fees ban. (Tenant Fees Act 2019)
 

 

Our management team arrange regular inspections and reports of your property together with arranging repairs, servicing of equipment and organising the annual safety inspections. Our administration team sends out regular statements and monies are paid directly into your bank if required.
 
We are members of the Association of Residential Lettings Agents (ARLA), the Property Ombudsman Scheme (POS) and Deposit Protection Scheme (DPS) who all define strict codes of conduct and procedures on how we hold monies in a specific client’s account. This gives you the greatest security for your rental income whilst enabling us to manage your property effectively.

A SUMMARY OF OUR SERVICES AND A GUIDE TO THE RESIDENTIAL LETTINGS PROCESS

Instruction: On instruction from a landlord Temme English Lettings & Management will attend the property and assess it for rent.

Contract/Terms of Business: Once terms and fees have been agreed the landlord will sign an Agency Agreement with Temme English Lettings & Management.

Marketing: After preparing property particulars (descriptions, photographs etc) and discussing / securing the necessary legal requirements (Gas Safety Certificate, Electrical Installation Condition Report, Energy Performance Certificate (EPC) etc), Temme English Lettings & Management will market the property and search for a suitable tenant.

The Tenant(s): When a tenant declares an interest in a property, they will be initially vetted by us and required to submit a Pre-Tenancy Application. We also carry out a Right to Rent Check as required under the Immigration Act 2014. This is put forward for the landlord to consider after we have met the prospective tenant(s) and if provisionally agreed they will be subsequently referenced by our third-party referencing provider. A draft tenancy and How to Rent Guide etc is sent to the tenant prior to starting the referencing / credit checks. The results are then discussed with the landlord and a final acceptance made dependent on the result/report.

AST: The Assured Shorthold Tenancy (AST) agreement is prepared and sent to both the landlord and the fully vetted tenant, along with all the prescribed information required for the tenant under the Deregulation Act 2015 to ensure the tenancy is fully compliant from the very start of the tenancy.

Checking In:  We will collect and transfer move-in monies dependent on the level of service required. We will meet the tenants at the property to test and evidence the smoke alarms are working and hand over keys. We will transfer the deposit accordingly and also provide the tenant with a fully detailed Independent Inventory & Schedule of Condition Report (typically carried out 48 hours before move in day) if instructed to do so.

LET & MANAGE

All of the above, followed by:
Rent Collection: Temme English Lettings & Management will collect the rent as appropriate and forward monies to the landlord, minus our agreed management fees.

Statements: Financial statements will be sent at agreed intervals to the landlord.
Queries: All queries raised by the tenant will be managed by our administration team and communicated with the landlord or dealt with as instructed.
Repairs: Any maintenance repairs required will be carried out by our recommended contractors or those specified by the landlord. Temme English Lettings & Management will liaise with contractors and advise the landlord and tenant of the progress.
Inspections: Midterm inspections will be made and reports forwarded to the landlord.
Legal requirements: The landlord will be advised of the required safety checks and kept up-to-date with compliance information.
Tenancy agreement: Temme English Lettings & Management will retain a copy of the tenancy agreement, keep a set of keys if instructed to do so and will advise the landlord when notices should be served when required.

Re-signing an existing tenancy with no changes are included within the management fee if any rent increase is within 10% of the original rent, as per terms of the Rent Guarantee Warranty Service
