Full Job Description

  • Establish work scheme requirements by surveying, inspecting, and consulting and checking asset data.

  • Produce detailed specifications and scoping documents to enable procurement of work schemes from contractor frameworks.

  • Deal with and discharge obligations to the planning requirements and building control.

  • Deal with all matters under the party wall act.

  • Assist with the production of mini tendering forms to enable works schemes to be procured efficiently and in accordance with contractual terms and conditions.

  • Supervise contractors on site in scheme delivery and assist in the identification of compensation events and site instructions compliant with selected contract terms.

  • To examine all drawings, documents and specifications including health and safety plans and report any discrepancies' to the project manager.

  • To monitor and record the progress of the works against the contractors' proposed programme and to identify and record any reasons for delay.

  • To ensure that the highest standards of quality, materials and workmanship and accuracy of the works are maintained. Supervising and ensuring sampling of materials for testing is undertaken in accordance with relevant standards and codes of practice.

  • To anticipate work to be put in hand by the contractor and keep the project manager informed ensuring that all details and relevant information are available in good time.

  • To notify the project manager in advance of any critical contract operations that may require his/her presence.

  • Carry out inspections to properties owned by Ongo and record attributes and their condition.

  • Collect RDSAP data for the energy rating and EPC production for dwellings.

  • Participate in the use and development of the new asset management technologies and their implementation

  • Ensure at all times the improvement schemes are delivered in a customer focused way and a high level of communication is established with customers.

  • Deals with all complaints both formal and informal ensuring complainants are visited and written responses are provided within timescales commensurate with the company's complaints policy.

  • Ensure that enquiries and workflows are dealt within timescales

  • Work to ensure that all projects meet the health & safety requirements during and after project lifecycle.

  • To work closely with all sections of Ongo and other stakeholders such as contractors and partners.

  • The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongo's safeguarding policies and procedures.

    A formal qualification in a construction related area such as HNC/HND or similar.

  • Ideally possess experience within the housing sector working on construction projects and supervising contractors including day to day maintenance.

  • A wide experience of all types of refurbishment, new build, minor and major construction related contracts.

  • A good understanding of Health & Safety requirements associated with projects & construction works

  • A sound knowledge of various forms of contract.

  • Computer literate and capable of fully utilising Microsoft office applications and outlook and all the company's asset management systems.

  • The ability to communicate by letter, telephone and in person with customers and stakeholders.

  • Demonstrate a firm control of directions on site and ensure quality control is as high as possible.
