Full Job Description

Role Responsibilities

1. To provide an excellent Asset Management Service, ensuring high levels of customer satisfaction with properties maintained to agreed standards.

2. To ensure compliance with all applicable regulatory and legal requirements regarding property and site management.

3. Manage, from inception to completion, complex refurbishment programmes including initial scoping, monitoring on-site, Budget monitoring and rectifying defects.

4. Support EPICs specifications for all works, use value engineering principles to update as required to provide modern components with innovative ideas which will provide customer satisfaction, longevity, and overall value for money.

5. Ensure a robust and proactive approach to the management of risk and health and safety, in line with policies, and ensure the highest standards of health and safety are maintained on site and CDM Regulations are complied with.

6. Ensure asset management performance targets are achieved including delivering the approved works programme on time, to budget, and to a high standard of customer satisfaction.

7. To support in driving forward and implementing the department's digital agenda.

8. During work on residential properties provide well-considered judgment calls balancing both customer/business risk to senior colleagues, whilst providing an empathetic, knowledgeable, and professional service to improve the customer journey.

9. To be responsible for the effective contract management. Maintain detailed and accurate project files for all works within your team; variations, contract administration, and certification as required.

10. Carry out inspections, HHSRS assessments, stock condition surveys, and surveys associated with individual projects, responsive repairs, defects, cyclical projects, major works and any other inspections as required.

11. Identify recharges, where applicable, and liaise with the relevant stakeholders to ensure these are captured.

12. Ensure all contract documentation is accurate and in accordance with EPIC's policies including preparing specifications and technical documents considering best practice and Value for Money.

13. Be responsible for ensuring asset component information is updated on the asset database and component accounted for.

14. When assessing works, reporting repairs identified whilst on-site, making prompt and practical decisions, even in times of ambiguity, considering various perspectives, and taking responsibility for outcomes.

15. Ensure work is appropriately supervised on-site, reviewing, and agreeing to written variations, etc. as required.

16. Support in the development and implementation of the long-term investment plan and delivery programs.

17. To support cases of non-access for maintenance work ensuring that we meet our statutory obligations.

18. Ensuring complaints and disrepairs are recorded and investigated accurately and resolved within regulatory timescales.

19. To work in partnership with local agencies such as the Police and Local Authority.

20. To review and makes decisions regarding customer permission requests in respect of their tenancy.

21. To provide telephone/office cover and effectively deal with incoming customer communication, taking the appropriate action in response to customer requests.

22. To provide any other duties commensurate to this role.
