What do you do if your building design project needs a comprehensive plan?

Depending on the project and group size, I prefer to start with a brainstorming session. Have the group interact with each other and discover a little about each other. This usually leads to a positive collaboration connection that benefits project evolution and development over the life of a project. A project programming session typically follows which provides the definition and framework for the project and establishes goals to be met along with specific criteria and facts about the project, site, as well and funding and schedule constraints for the project.

In my experience, I work backwards from what the final product needs to be. Ensure the right team has been put together. Communication lines established and how they will function, including design documents (BIM Execution Plan). Establish milestone dates and the full schedule. Create design concept(s). Establish program and needs. Get contracts signed. It’s more than just the building, it’s the process that equals success.

I had an end user that was trying to do the right thing but was in reality piecemealing due to annual funding availability. Not understanding the nuances or full impact of regulatory compliances can be detrimental to the project. In our jurisdiction where I live there have been some fairly recent overlays or addendums to existing municipal codes that if not acknowledged prior to purchasing a property or land would have significant investment commitments that could make or break the viability of the project.

Determining everyone’s motivations, targets (both stated and implied), definitions of success is essential for establishing the foundation needed to define and develop a successful sustainability plan, whether it is for a single project or a multi-year initiative for a large corporation. Sustainability should not be siloed. Criss-functional, multi-disciplinary collaboration is required to identify and implement holistic solutions. And, when all parties are involved, they are personally invested, take ownership, and share in the program’s successes.
