We are on the lookout for a dynamic and collaborative Development Associate to join our team. As a Development Associate, you will play a crucial role in managing the entire lifecycle of our development projects, from conception to occupancy.


In this role, you will have the opportunity to:


  • Assist in Market Analysis: Gather essential data to evaluate market and deal risks for new development opportunities.
  • Provide Investment Overview Feedback: Contribute to Investment Overview with your data inputs and insights.
  • Coordinate Due Diligence: Manage and obtain due diligence items, ensuring that the checklist is meticulously maintained.
  • Collect Site Investigation Reports: Gather crucial site investigation reports, including property surveys and geotechnical studies.
  • Solicit Design Proposals: Obtain proposals from architects, engineers, civil engineers, surveyors, and other design professionals.
  • Facilitate Design Meetings: Attend and ensure effective communication in weekly or biweekly design meetings, including managing meeting agendas and minutes.
  • Price Negotiations: Assist in securing Guaranteed Maximum Price (GMP) pricing from Contractors.
  • Value Engineering: Participate in value engineering sessions, facilitating the meetings and documenting outcomes.
  • Contractor Relations: Review Contractor's monthly applications, ensure fair payment for work-in-place, and provide recommendations for payment approval.
  • Change Orders: Assist in reviewing and negotiating Contractor's change order requests for validity and make recommendations for approval.
  • Invoice Review: Review project invoices from the design team, vendors, and others to ensure accuracy and timely processing of payments.
  • Coordinate Owner Supplies: Manage the coordination of owner-supplied/contractor-installed items with the Purchasing Manager.
  • Data Management: Ensure that all project information is accurately recorded in our web-based project management software.

  • Basic Understanding of Design: You have a grasp of design documents and how different disciplines interact.
  • Relevant Experience: You have at least two years of experience within the real estate industry and a total of four years of professional working experience.

Education Requirement:
