Fund managers understand that asset-level performance data and benchmarks are crucial for effective decision-making in real estate, but how do we break that down to drive performance? "Driving Sustainability Performance Through Asset-Level Data" by Parag Cameron-Rastogi (Rastogi), Director Real Asset Analytics at GRESB, in collaboration with BuildingMinds for their informative whitepaper series on "Resilient Real Estate", discusses how relying solely on aggregated portfolio data isn’t enough for decarbonization, and detailed insights into individual assets are necessary for making impactful changes. Additionally, upgrading high-consumption assets can yield much greater energy savings than optimizing those that are already green. GRESB CEO Sebastien Roussotte echoed the paper's conclusions: "Fund managers looking for comprehensive insights into their real estate portfolios understand the critical role asset-level performance data and benchmarks play in driving decision-making. Decarbonization - in all its forms - was top of mind at the Information Management Network (IMN) ESG & Decarbonizing Real Estate Forum, held last week in California. A few highlights from GRESB Chief Innovation Officer Chris Pyke: Capital planning and decarbonization pathways: We’re at the start of a revolution. Audette CEO Christopher Naismith described their vision of a decarbonization plan for every building in the US. This is something we need. Performance planning: Realizing this vision is going to require new tools to plan and prioritize retrofit and renovation. This is part of Autocase ’s Carbonsight platform. We need this too! Beyond core: Decarbonizing open-end core funds is not enough. There was lots of talk about long-standing and emerging strategies to engage and transform value and opportunity funds. During a roundtable hosted on these issues with David Hood from Sonen Capital, it was inspiring to see so much agreement on the need and opportunity, along with so much focus on finding solutions to issues including data quality and valuation. There were too many fun conversations to count, but insights were particularly appreciated from Hyon Rah (DWS), Brad A. Molotsky (Duane Morris), Christopher Laughman (Greystar), Isela R. Norway-based asset owner KLP partnered with Asset Impact in 2022 as a strategic step in their organization-wide mission to achieve net-zero emissions. With a climate strategy emphasizing a proactive approach to addressing high-emitting sectors, KLP needed a data partner to help them improve data coverage for critical parts of their portfolio and to drive their active involvement in the transition as a responsible asset owner. "To effectively gauge the progress of the companies within our portfolio, especially concerning their climate goals, granular company-level data was imperative.
