Why the return of students could pile even more pressure on rents

More people in higher education and fewer beds mean changes to university life

A level results are far from the only worry keeping students up at night. The ones who get the grades they need next week to progress to university will then have to start looking for somewhere to live — and they will need to battle it out for rentals in one of the toughest lettings markets for years.

There are a quarter fewer homes available to let than before the pandemic, which has led to record-breaking rents, as workers are called back to the cities and landlords sell up or convert to short lets to avoid upcoming costs and regulations. Yet, undergraduate applications are up 12 per cent, according to analysis from estate agency Savills, as a looming recession pushes younger people to choose
