Director of Fundraising

Bullpen, on behalf of our client, a leader in commercial real estate development and investment focused on industrial and self-storage assets, is searching for a Director of Fundraising.


Reporting to the Chief Investment Officer (CIO), he/she will be responsible for the day-to-day management of all activity related to building and sustaining Investor Relations and leading required fundraising activity. He/she will also be responsible for converting Marketing activity into Investor communication, building long term relationships with the Investor base, and generating new Leads and Investors.


The Director Fundraising and Investor Relations will lead the division, and collaborate day-to-day with other functions including Acquisitions, Underwriting, Asset Management, Operations, Finance and Office Administration.


This is a remote-based role. He/she is expected to travel a few days each month either to meet Investors, attend conferences, or visit company offices in Las Vegas or Keene.


Key Responsibilities:

  • Manage the team of people to ensure the day-to-day management of Investor Relations activity.
  • Maintain and nurture relationships with Leads and Investors. Be responsive to questions and consistently provide timely and proactive communication.
  • Develop and manage the Lead and Investor “funnel” and lead management process to ensure efforts are directed to deliver more Leads, higher conversion rates etc.
  • Proactively manage the flow of data through Hubspot, via data quality management, lead segmentation, campaign creation, marketing execution and tracking
  • Build Investor Loyalty including “Private Investor Club” and motivate references.
  • Manage creative agencies to drive maximum return on investment from Marketing (including social, industry events, masterminds etc.)
  • Attend and present at Investor Groups, masterminds, conferences.
  • Work with underwriting team to model and scenario plan, which assets to be included in Funds, assess impact on Investor returns, tax, and risk management.
  • Manage accurate and timely quarterly Investor reporting, guiding team members to provide necessary inputs and discussions.
  • Master the fund documents’ financial, tax, and regulatory implications and communicate these to Investors.
  • Ensure the IT and software support for Investors is maintained (via strong working relationships with IT and Investment software service providers)
  • Assist in the development and execution of policies and procedures as needed.


Qualifications:

  • Hands-on manager with integrity and a desire to work in a dynamic environment.
  • An effective communicator at all levels in the organization, with strong oral and written skills and a willingness to share information.
  • A collaborative and flexible style, with an observable service mentality.
  • An ability to connect, market and sell to sophisticated Investors.
  • Demonstrable passion for driving results, and tenacity to continue.
  • Strong analytical skills and experience
  • Experience working with CRM and associated systems and processes
  • Working knowledge of planning, analysis, budgeting, and forecasting.
  • Advanced Excel and PowerPoint skills and ability to work across multiple software and platforms depending on needs of the teams.
